What is The Retreat at Harrisonburg?

It’s a high-quality Harrisonburg cottage community designed especially with JMU students in mind. The Retreat features a variety of spacious, furnished cottages plus a full set of community features such as a resort-style pool, impressive clubhouse, 24-hour fitness center, study and game lounges, and much more. All just minutes from campus.

Is The Retreat part of James Madison University?

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at The Retreat has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at The Retreat pays a flat rate that includes:

  • Furnishings
  • In-unit laundry
  • High-speed internet
  • Water/sewer
  • Trash disposal
  • Community features – pool, fitness center, etc.

What size are the cottages?

The spacious accommodations at The Retreat are available in 2, 3, 4 and 5 bedroom floorplans, with a private bedroom-bathroom suite for each resident. Select cottages also feature an additional ½ bath.

Are the homes furnished?

Yes, each apartment at The Retreat has a furniture package that includes a full-size bed, desk and chair, dresser and nightstand in each bedroom. The living area includes a sofa, coffee table, TV and entertainment stand. The kitchen includes a dining table, chairs and barstools.

When do the contracts start and end?

The standard term is August 19, 2022 to July 31, 2023, with payments made in 12 equal installments. Limited alternate dates are available; please inquire with our staff. Click here for a sample agreement.

Is a co-signer or financial guaranty required?

After a Housing Agreement is signed, each resident is required to secure their financial obligation in one of three ways: by providing a qualifying guarantor (often a parent); by prepaying the final two installments; or by purchasing a third-party guaranty from our partner, Leap. In limited cases, we may also waive the requirement for a financial guaranty if a resident has sufficient income of their own.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. The Retreat at Harrisonburg also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at The Retreat?

Your living costs at The Retreat can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at The Retreat. Normal payment deadlines will continue to apply.

Is The Retreat at Harrisonburg open to non-students?

Nearly all the residents at The Retreat are students at James Madison University. The per-person contracts are also designed with students in mind. Nonetheless, The Retreat is an Equal Opportunity housing provider and welcomes applications from non-students. Family members are welcome as well, subject to occupancy limits. Because of the need to match student roommates, non-students must apply together with enough roommates to fill the desired residence.

What kind of safety and security are provided?

Homes at The Retreat come with an electronic key system and individually locking bedroom doors. Community courtesy patrols are also provided at select times. Management staff are available 24×7 and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

The Retreat at Harrisonburg is a pet-friendly community, subject to limits on animals and breeds. The community is a smoke-free in all indoor and adjacent spaces. Guests are welcome at all times, subject to the consent of apartment-mates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at The Retreat?

The Retreat offers free on-site parking for residents and guests.

What other transportation options will I have?

The JMU off-campus shuttle bus service stops right in front of The Retreat on Talmadge Drive, and runs to the Festival Conference and Student Center on campus, weekdays from 7am to 7:30pm when class is in session.
